A Lexington developer is proposing to build two mid-rise towers on the site of a former television studio on Dorchester’s Morrissey Boulevard.

Developer David Raferty, part of the development team behind Beacon Hill’s Archer Residences condominiums, wrote in a letter of intent submitted to the Boston Planning & Development Agency yesterday that the two buildings at 75 Morrissey Blvd., 15 and 17 stories each and holding 608 residential units, would be the first phase of a much larger development.

The letter names three adjacent parcels between The BEAT – the former home of the Boston Globe, being transformed into offices and tech/light industrial space – and the Hub 25 apartments next to the JFK/UMass stop on the MBTA’s Red Line which the development team owns and which will be part of the larger project. The project is one of several in the pipeline, including Allston Landing, that rely on redevelopment of existing, active grocery stores; in this case a Star Market which will be integrated into the new development.

Raferty’s letter states a planned development area application will be filed alongside the project notification form for the two residential buildings. The letter did not state how big the total development would be, but plans previously presented to neighborhood groups reportedly include 1,774 residential units and significant retail square footage at full build-out, with building heights between 16 and 18 floors.
