An Audubon Circle parking garage would be replaced with a 90-unit apartment complex under development plans being prepared by a Newton developer.
The 142-146 St. Mary’s St. property contains a 2-story garage spanning nearly 24,000 square feet. The multifamily development will include a 6-story, 91,000-square-foot apartment building and on-site garaged and surface parking, attorney Joseph Hanley of McDermott Quilty & Miller LLP wrote in a notification form to the Boston Planning & Development Agency.
Parking in the new development will be provided to residents of the neighboring 101 Monmouth St. apartment building in Brookline.
In addition to BPDA approval, the project will require approval from the Zoning Board of Appeal for deviations of use and dimensions within the Audubon Circle neighborhood district.
The 0.7-acre parcel is located a block from Park Drive and next to the Fenway station on the MBTA Green Line.
Assessors’ records list 100 Monmouth St. LLC as an affiliate of Newton-based Allen Associates, and Theodore Berensen as its manager.
