Vermont-based Green Mountain Coffee Roasters is leasing 424,000 square feet at the Burlington Research Center on South Avenue in Burlington.
The build-to-suit deal gives the company room to expand, while consolidating operations currently at facilities in Reading, Wakefield and Woburn. The company currently has 519 employees in Massachusetts.
The deal includes an option to expand to a third phase building of office, R&D and laboratory space currently permitted at the site.
Cushman & Wakefield’s Michael Frisoli, J.R. McDonald and Robert E. Griffin, Jr. represented Green Mountain Coffee Roasters. The landlord, the Gutierrez Co., was represented by Doug Fainelli internally with Jon Varholak and Ron Friedman of Richards Barry Joyce & Partners.
Green Mountain’s build-to-suit project is among the largest leases in recent history in the Greater Boston suburban region and believed to be the largest suburban built-to-suit on record, according to Cushman & Wakfield.
Development of the site will involve a three-phased approach with initial occupancy anticipated in 2013.
