New Boston Ventures has obtained $58.7 million in construction financing for the Boulevard, a 36-unit luxury condominium development at 110 Broad St. in Boston.
The loan package includes $46 million in fixed-rate construction financing from East Boston Savings Bank and $12.7 million in subordinate financing from Canyon Partners Real Estate LLC.
Now under construction overlooking the Rose Fitzgerald Kennedy Greenway at the former site of the Times restaurant and Littlest Bar buildings, the complex will include 3,550 square feet of ground-floor retail space and 48 underground parking spaces. Designed by Finegold Alexander + Assoc., Boulevard will include five units on the second floor designated as artist live/work studios, a residents’ lounge and three penthouses averaging nearly 4,000 square feet.
HFF’s Brett Paulsrud led the debt placement team.
“Boulevard is a unique opportunity for condo dwellers to live adjacent to the most desirable stretch of the Greenway in a newly constructed, boutique luxury building. Traditionally, such living along the Greenway has only been available in larger, more dated buildings and in small traditional walk-ups in the North End,” Paulsrud said in a statement.
