HFF has arranged $30.4 million in mortgage refinancing for 10 Fawcett St. in Cambridge.

The 134,561-square-foot multitenant office building is located in Cambridge’s Alewife neighborhood.

Eastern Bank provided a three-year, floating rate loan for owners Griffith Properties and Artemis Real Estate Partners. HFF’s Greg LaBine and Porter Terry represented the borrower.

Most recently renovated in 2011, the 6-story property is fully leased to tenants including General Services Administration, Raytheon BBN Technologies and Accion International. Former lead tenant Cambridge Trust recently vacated. The borrower has signed several short-term leases for the vacated space, and international consulting firm Abt Assoc. will open a new regional headquarters in April 2018.

“Griffith and Artemis were able to add tremendous value to the property with the signing of the Abt lease and others. Eastern recognized this value and provided an attractive opportunity to recapitalize the project,” Labine said in a statement.
