A Haverhill industrial building has sold for $7.4 million, as part of a 1031 exchange.

The 61,000-square-foot facility on 6 acres at 45 Fondi Road is fully leased to Boston Window & Door. Centrally located close to multiple major highways and downtown Haverhill, the building also boasts 24-foot clear heights and several loading bays.

The buyers, a pair of related Boston-based LLCs, were represented by The Stubblebine Co. principals David, James and Micah Stubblebine and Stubblebine Senior Advisor Ellen Garthoff in the transaction. KeyPoint Partners Vice President Investment Sales Jonathan Aron represented the seller, Haverhill-based Hadley Enterprises.
