What: 10 World Trade
Where: Boston
Owner: Boston Global Investors
Built: 2022-2024

10 World Trade in Boston’s Seaport District is the city’s first development recognized by the U.S. Green Building Council for sustainable design of landscapes and outdoor spaces.

The 600,000-square-foot lab tower has been pre-certified by the USGBC’s Sustainable SITES Initiative. Designed by Sasaki, the project retains 100,000 square feet of outdoor landscaping and streetscapes, including drought-resistant and low-maintenance plantings that are native to the region and attract pollinators.

Boston Global Investors, PGIM Real Estate and Wheelock Street Capital broke ground on the 17-story, $530 million project at 401 Congress St. in 2022. Team members include VvS Architects & Consultants, construction managers Suffolk Construction and HJ Russell, and landscape contractor BrightView.

They Said It:

“From Day One we have set out to deliver an absolute best-in-class development, not just in terms of a landmark tower but also the public realm at its feet. The result is a truly massive investment in the ground level around all sides of this iconic new address.”
John Hynes IV, vice president, Boston Global Investors
