A series of recent leases and tenant expansions at 117 Kendrick St. has brought the 213,000-square-foot office-and-lab building up to 92 percent occupancy. 

The Bulfinch Cos. is repositioning the suburban office building for life science expansion, including the planned conversion of an additional 18,000 square feet from office to lab space. 

Recent leases include 15,000 square feet by ABio-X Holdings, 17,000 square feet by Xenon Pharmaceuticals and 43,000 square feet by Evolved by Nature Inc. 

Workbar is expanding from 16,000 to 27,000 square feet to meet demand for suburban co-working space, Bulfinch Cos. said. Additional tenants include Candel Therapeutics, Verastem Oncology, BBK Worldwide, and C&W Services.
