Three tenants have committed to full-floor leases at 255 State St. totaling 62,000 square feet. The transactions raise the occupancy rate of the Pembroke-owned office building on the downtown Boston waterfront to 98 percent.
Law firms Anderson & Kreiger LLP and Davis Malm PC are relocating to the property, while Quickbase signed a direct lease to replace its previous sublease.
Originally completed in 1913, the building has Boston Harbor and Greenway views. Pembroke is planning to add a new rooftop amenity space, which is scheduled for completion in spring 2026, including a conference center and indoor-outdoor social areas.
Pembroke’s Seaport East office tower currently has availabilities from 5,000 to over 40,000 square feet.
