A historic Merrimack Valley building which attracted Big Band performances in the 1930s now is occupied by a local college’s creative arts, design and architecture program following an adaptive reuse project by Lupoli Companies.

The 3-story, 57,000 square-foot building was converted into a woodshop, classrooms, faculty offices and a cafe for Merrimack College.

Designed by textile magnate William Wood in the 19th century, the Balmoral Spa building once was home to a pharmacy, shops, a restaurant and dance hall.

The project expands upon Lupoli Companies’ relationship with Merrimack College, which includes last year’s acquisition of the Royal Crest Estates apartments in partnership with Atlantic Management Corp.
