What: The Alder
Where: 301 Guest St., Allston
Owner: New England Development, Bozzuto Development, Ahold Delhaize and Southside Investment Partners
Built: 2022-2024
Nearly 30 percent of the market-rate apartments at the newly-completed Alder apartments are leased as the first residential building opened last month at the Allston Yards development.
Rents for studio apartments at the 165-unit building start at $2,900 a month.
The building is the first residential phase in the redevelopment of the grocery-anchored shopping center property. A new 67,000-square-foot Stop & Shop Supermarket will open this summer on the ground floor, replacing its supermarket at 60 Everett St.
The Alder includes 165 apartments overlooking a 1-acre green and amenities that include a fitness center, billiard room, outdoor deck and library. The Allston Yards development is approved for approximately 1,000 residential units, 117,000 square feet of retail space and 420,000 square feet of office-lab space.
They Said It:
“We have seen a lot of interest around the building’s abundance of amenities, the uniqueness of the on-site Stop & Shop, and the immediate adjacency of the Boston Landing station. Now that baseball season is underway, it’s particularly awesome to be one stop away from the ballpark.”
