What: The Summer Exchange Building
Where: 40 Summer St., Boston
Owner: A.W. Perry
Built: 1873

A.W. Perry built out two full-floor office spec suites with contemporary designs during a renovation project at The Summer Exchange building at Boston’s Downtown Crossing.

The 5-story, 32,000-square-foot office building was built after Boston’s Great Fire of 1872 and last updated in a 1998 renovation project that preserved the cast-iron facade, one of the last remaining in the city.

The property has direct access to the second-floor lobby of 101 Arch St., which contains retail space and an entrance to the MBTA’s Downtown Crossing station.

They Said It:

“There is no doubt uncertainty continues to permeate the office market, but Downtown Boston is and will remain resilient. A.W. Perry’s portfolio is well-positioned, and our team has anticipated businesses’ changing needs, whether it is for full-time or hybrid working environments.”
