Life science developer IQHQ is seeking to build another major project near Boston Landing, replacing a commercial property with 150,000 square feet of lab space.

The developer’s latest plans call for replacement of a 1-story building and parking lot at 103 North Beacon St. with a new office-lab complex, including 4,000 square feet of retail space and a 2-story, 72,000-square-foot underground parking garage.

The Solana Beach, California REIT has been a driving force behind the latest stage of development surrounding Boston Landing, where low-density commercial buildings are being replaced by life science and multifamily complexes.

The 1.5-acre site at the corner of North Beacon and Arthur streets contains a 1-story building totaling 27,530 square feet, including a Marty’s Liquors.

The building design will include stepbacks to preserve view corridors, and tenant amenity terraces on upper floors, according to a notification letter submitted to the Boston Planning & Development Agency by attorney Darren Baird of Goulston & Storrs on behalf of IQHQ.

The property is located three blocks from 155 North Beacon St., where IQHQ is seeking approval for a 409,000-square-foot lab complex. In December, the developer acquired 290 North Beacon St. to donate to the city as music rehearsal space, following protests about the displacement of the Sound Museum studios from 155 North Beacon St.

The developer also has been assembling and developing a lab portfolio in the Fenway, including a partnership with Meredith Management on its largest local project, the 1 million-square-foot Fenway Center air rights project at 725 Beacon St.

Its lab conversion at 20 Overland St. in the Fenway landed a Cambridge biotech tenant, and IQHQ has approval to develop a new 250,000-square-foot life science building next-door at 109 Brookline Ave.
