A partnership between Quincy-based Jumbo Capital Management and Sound Mark Partners has paid $107.75 million for The Xchange at Bedford, an eight-building office park that includes the iRobot headquarters.

The seller, The Davis Cos. of Boston, acquired the 479,000-square-foot campus, previously known as Bedford Business Park, in 2012 for $62.8 million.

After expanding by 89,000 square feet over the past three years, iRobot now occupies 272,000 square feet in the park. The property also has capability to support up to 112,000 square feet of additional lab or life science manufacturing development.

Under The Davis Cos.’ ownership, a capital improvements plan designed by architects Gensler modernized the property with centralized amenities and outdoor gathering spaces.

JLL’s capital markets team led by Frank Petz represented The Davis Cos. in this week’s transaction and JLL will be the leasing agent.

In a statement, Jumbo Capital Director of Acquisitions Adam Fischer said the Northern Boston suburbs are becoming a hub of the robotics industry. The sub-market also includes the 228,921-square-foot Amazon Robotics research center in North Reading, which was acquired in October by Lincoln Property Co. and Middle Eastern investors for $45.1 million.
