Burlington developer Gutierrez Co. has sold the Keurig Green Mountain office complex at 53 South Ave. in Burlington to Cole Office & Industrial REIT for $119.8 million.

The project was built in two phases, with 115,700 square feet of office and research space constructed in 2013, later followed by a 280,560-square-foot office segment and 875-space parking garage completed in 2014.

Keurig Green Mountain Inc. leased the entire LEED Gold-certified facility for its brewing research and professional services units as a build-to-suit project in 2012. Keurig has continued to grow its presence in the Route 128 north submarket, leasing 41,705 square feet in June at 201 Burlington Road in Bedford for office and research space.

Cushman & Wakefield’s Robert Griffin, Edward Maher, Matt Pullen and Michael Frisoli represented Gutierrez in the transaction. VEREIT Inc. represented CCIT.
