In the past week, two large deals have closed in Massachusetts, one an 80,000-square-foot lease in Peabody by Klemmer Assoc. and the other a $11.1 million sale/leaseback of the W.A. Wilde Co. complex in Holliston by Sperry Van Ness.
Expeditors International has signed a 80,000-square-foot, long-term lease in Peabody’s Centennial Park. The company, which needed twice as much space for distribution and parking, will move from a neighboring building.
Greg Klemmer, principal of Winchester-based Klemmer Assoc., represented Juniper Advisors, owners of the 13-acre site. Fisher & Co. of Los Angeles represented the tenant.
Expeditors has leased 20,000 square feet of office space and 60,000 square feet of distribution space. The building has a remaining 80,000 to 100,000 square feet available for lease.
Klemmer said it is the first industrial building that has been constructed in the area in at least the past few years. He noted that there seems to be a growing need for distribution, and he predicts that more companies will move out of the inner suburbs to new space.
“The older buildings are functionally obsolete for today’s business needs,” he said.
Centennial Park is a combination of office, research and development and distribution space.
The Boston office of Sperry Van Ness, a commercial real estate firm based in Irvine, Calif., has completed the sale/leaseback of the W.A. Wilde Co. complex to a New York-based investment firm.
The complex encompasses two buildings totaling 171,000 square feet located on 60 acres at 200 and 201 Summer St. in Holliston. The complex will continue to house the company’s headquarters, principal production and distribution facilities.
Sam Thomas, Bob Miller and Maggie Huelskamp of Sperry Van Ness in Boston represented the seller, W.A. Wilde Co. Larry DeSantis of Sperry Van Ness represented the buyer.
Thomas said that Sperry Van Ness received more than 160 inquiries and seven competitive offers from around the country. The property was put under contract in 25 days.
