Development of a former self-storage property would add 101,500 square feet of life science space to the growing industry cluster in Charlestown.
Developer Related Beal this week revealed details of the proposed office-and-lab project at 420 Rutherford Ave., part of a three-parcel industrial portfolio it acquired in July for $74.5 million. The plans by architects NBBJ call for a three-story building rising 48 feet and topped with a 23-foot-tall mechanical penthouse and 1,800-square-foot roof deck. The floor plates will be similar to the existing Cube Smart Self-Storage building that occupies the site. Related Beal proposes 145 parking spaces to be shared with its adjacent 440 Rutherford Ave. property.
Two other developers recently announced plans for large-scale commercial projects in Charlestown.
The Flatley Co. of Braintree is proposing 1.7 million square feet of commercial and multifamily space at 425 Medford St. along the Mystic River.
And a partnership of developers TRAX and RISE Together propose a 2.6 million square feet development on 13 acres located on Cambridge, Carter and Crescent streets.
Meanwhile, the owners of the Hood Business Park are planning nearly 155,000 square feet of office-lab space in an addition to the parking garage recently completed on their property, along with a 350,000-square-foot office-lab tower at 100 Stack St.
