Boston Pinnacle Properties is joining the ranks of developers anticipating growth of Somerville’s Assembly Square life science cluster, with a focus on attracting early-stage biotechs.

The developer submitted plans for a 10-story lab building at 45 Mystic Ave., including space dedicated both for life science startups and artistans.

The proposal includes a 51,120-square-foot tower replacing the ABJ Automotive shop. Plans by Boston-based Context Architecture include lab and incubator space, a 8,179-square-foot amenity and conference area and a 2,044-square-foot community space on the ground floor for makers and artisans.

“The Assembly Point neighborhood is vastly underutilized and underdeveloped in comparison to the greater Assembly Square Mixed Use District,” the development team, led by Adam Burns and John Beatty Jr., wrote in a master plan special permit application.

Developers are partnering with Boston Lab Services on management of the incubator space.

The development plans were submitted just a month after Boston-based Cabot, Cabot & Forbes’s $142 million acquisition of the 11.5-acre Home Depot and former Circuit City property at 65-75 Mystic Ave. for a future redevelopment.

The area surrounding Federal Realty Investment Trust’s Assembly Row mixed-use development has attracted widespread interest from life science developers following completion of the MBTA Orange Line’s Assembly station in 2014.

BioMed Realty and Greystar currently have office-lab towers under construction on Middlesex Avenue totaling 960,000 square feet.
