A Boston law firm will fill office space in a downtown office tower that’s seeking tenants to fill space vacated by its departed anchor, State Street Corp.

Sherin and Lodgen will lease the entire 14th floor at One Lincoln under the terms of a 15-year lease, according to a Suffolk County Registry of Deeds filing.

In 2022, One Lincoln owner Fortis Property Group announced it refinanced the property while signing fund manager HarbourVest as an anchor tenant occupying 250,000 square feet in 2025.

Fortis announced it plans $200 million in upgrades to the 1.1 million-square-foot One Lincoln tower, including the addition of new conference and exhibition space, food and beverage services and an outdoor terrace including dining space and a basketball and tennis court.

The tower’s previous anchor, State Street Corp., relocated its headquarters to the newly-completed One Congress tower at Bulfinch Crossing.

Sherin and Lodgen was not immediately available for comment. The 14th floor spans 26,037 square feet, according to One Lincoln marketing materials.

The firm has been based at 101 Federal St. since 2003. In 2013, the firm signed a lease amendment to occupy nearly 36,000 square feet on the top two floors at 101 Federal St., with the term expiring on Dec. 31, 2024, according to a Suffolk County Registry of Deeds filing.
