A long-vacant Winchester commercial property where neighbors sued to overturn a CVS Pharmacy project has been sold to a Stoneham buyer for $3.6 million.

An LLC affiliated with Marchionda & Assoc., a civil engineering firm that permitted the 424-unit Reading Woods condo development, acquired the property from longtime owners Fashion RET on April 14.

In 2013, the Winchester zoning board of appeals approved a 14,360-square-foot pharmacy for the site comprising three parcels at 278-292 Washington St., 10-12 and 16-20 Swanton St. The project would have replaced a 1-story strip mall originally built in 1920.

A group of neighbors filed suit against the board and Indianapolis developer Gershman Brown Crowley Inc. of Indianapolis, arguing the project exceeded parking ratio, parking space size, landscaping and setback requirements in town zoning bylaws.

In 2017, the Massachusetts Land Court overturned the ZBA permit, ruling the board exceeded its authority in approving the project.

Marchionda & Assoc. was not immediately available for comment. According to its web site, the firm specializes in permitting for large-scale residential, commercial and industrial projects.
