A $25 million redevelopment in Methuen has created a 94,000-square-foot medical office facility that will be anchored by Dana-Farber Cancer Institute.

DFCI will provide cancer and blood disorder care and outpatient services after leasing more than half of the building at 5 Branch St.

Marcus Partners redeveloped the property with new building systems, entryway and lobby and added a cafe.

Newmark Knight Frank’s Mike Greeley is leasing agent for the remaining 30,000 square feet of availability.

The project is part of Marcus Partners’ strategy of pursuing partnerships with medical and research institutions in Greater Boston, the company said in a statement.
