National Development has acquired two of the largest parcels along South Boston’s Dorchester Avenue industrial corridor, an area being primed for redevelopment as office, lab and multifamily towers.

The Newton-based development firm bought Marr Cos.’ contiguous 663-365 and 345 Dorchester Ave. parcels which span nearly 4.3 acres. The purchase price was $110.55 million, according to the Suffolk County Registry of Deeds.

Banker & Tradesman first reported in August that National Development was seeking to acquire a group of Dorchester Avenue parcels, including the Marr properties.

The parcels are part of a 144-acre district bookended by the MBTA’s Broadway and Andrew stations. The Boston Planning and Development Agency is preparing to rezone the area for mixed uses, including office, light industrial and multifamily housing. Proposed rezoning, including building heights up to 300 feet near the subway stations, could generate up to 16 million square feet of new development, the BPDA estimates.

Santander Bank granted a $65 million mortgage for the two Marr properties.

Owners of the 5-acre Cole Hersee property at 20 Old Colony Ave. and Karas & Karas Glass Co. at 297 Dorchester Ave. confirmed to Banker & Tradesman last month that they’ve received offers from developers for their properties as well.

National Development spearheaded the recent development boom in the nearby lower South End with its $300-million Ink Block project, which includes luxury apartments and condominiums, an AC by Marriott hotel, Whole Foods Market and 7Ink By Ollie “co-living” housing development.

National Development declined to comment on last week’s transaction. Managing Partner Ted Tye told Banker & Tradesman last month that the firm is “very enthusiastic about South Boston and sees it as an exciting area for new development in the city.”
