Newton-based National Development will seek approval for a 21-story, 317,000-square-foot tower including residential and commercial space on a development site on South Boston’s Dorchester Avenue.

Plans for the 323-345 Dorchester Ave. property include 265 residential units, 47,000 square feet of commercial space and 14,500 square feet of retail space, according to a notification letter submitted to the Boston Planning and Development Agency.

The parcels span 1.2 acres. National Development will seek approvals under a planned development area process, project manager Sherry Clancy wrote.

The project will include “significant open space” and will temporarily use other nearby parcels owned by the development team for parking and events, National Development said.

The firm also has announced plans for a redevelopment of the former Cole Development-owned property at 60-70 Old Colony Ave. for a Tatte Bakery and test kitchen and up to 10 other restaurants and retailers.
