The future owner of a mixed-use portfolio on Newbury Street will have the opportunity to increase the properties’ income streams with the lease-up of vacant office and residential space.

Boston Realty Advisors is listing a two-building portfolio at 324 and 330 Newbury St.: a pair of 4-story buildings completed in 1915.

Totaling 8,084 and 8,231 square feet respectively, the properties include retail tenants Which Wich Superior Sandwiches, City Smoke Shop, Japanese retailer Reiwatakiya, and Bauer Wine & Spirits, all of whom have remaining lease terms. 

Both properties have available office space and housing on the upper floors, including top-floor residential penthouses with private roof decks.

“This is an opportunity for an owner-user, a high net worth resident, or a buyer from the retail investment world,” Joe Wagner, associate director at Boston Realty Advisors, said in a statement.

BRA has brokered 12 leases in the past year on Newbury Street amid an uptick in foot traffic and restaurant business.
