A former gas station property near Somerville’s Union Square is proposed for redevelopment as an apartment complex containing 27 units.

Newton-based Trax Development is seeking approval for the 3-story, 30,832-square-foot complex at 73 Summer St. Designs by Embarc Studios include 18 below-grade parking spaces, a basement level “Work from Home Hub” amenity space, a raised amenity courtyard next to the first floor and a green roof deck. The building will use electric heat pumps for its HVAC and hot water systems, according to a resilient buildings checklist submitted to the city of Somerville.

The proposed on-site vehicle parking complies with Somerville’s zoning ordinance for residential uses in designated transit areas, according to a memorandum by Vanasse & Assoc. Parking will be unbundled from rent and is expected to cost $100 per month per space. The complex also will include 60 bicycle parking spaces.

A marketing sheet by Boston Realty Advisors cited the 0.3-acre property’s potential for multifamily development because of its proximity to the Union Square, Boynton Yards and Assembly Row development clusters and its location within a 15-minute walk of MBTA Red and Green Line service, including the upcoming Union Square station on the Green Line Extension.

An initial planning board public hearing on the development is scheduled for Aug. 19.

In June, Trax Development broke ground on Terrazza Wellesley, a 35-unit condo complex also designed by Embarc Studios.
