Community Research Initiative of New England has leased 12,901 square feet at the Schrafft’s City Center in Charlestown.

The nonprofit HIV and hepatitis C research and education group will relocate from 38 Chauncy St. in Downtown Crossing.

“Despite loving our downtown location, we needed to find space that was more cost effective to our bottom line,” CRI Executive Director Julie Marston said in a statement.

NAI Hunneman’s Peter Evans and Brooke Blue represented the tenant. JLL’s John Osten and Molly Heath represented landlord Flatley Co.

Flatley Co. hired Boston-based CBT Architects in 2014 to design a new master plan for the 16-acre property, after anchor tenant Partners HealthCare committed to relocate to Assembly Row in Somerville.
