Nordblom Co. is seeking to tap into the suburban life science land rush with  a 270,000-square-foot life science and biomanufacturing complex at a Burlington site where it had unsuccessfully marketed a build-to-suit office building in recent years.

The 25 Network Drive property is the last undeveloped parcel within Nordblom’s 141-acre Northwest Park off Middlesex Turnpike.

The complex would include integrated office, lab and biomanufacturing space with 32-foot clear heights, including mezzanines, and is being designed to accommodate approximately two tenants, said Mark Roth, executive managing director for brokerage Newmark.

Newmark is marketing the space as an option for life science companies seeking an estimated 1.7 million square feet of manufacturing space in Greater Boston.

“This building is going to cater to people who want to be part of a campus with all the amenities that Network Drive has,” Roth said.

Nordblom also plans an office-to-lab conversion for the 170,000-square-foot 95 Network Drive building, which is currently leased to Oracle, Roth said.

Lab and biomanufacturing projects are starting to revive suburban office parks, and towns including Lexington and Burlington recently have rezoned commercial districts to suit the unique requirements of the life science industry.

Burlington’s life science cluster has grown in recent years with completion of the four-year-old research campus of EMD Millipore, which includes 280,000 square feet of office, lab and manufacturing space. Another company, Assur Group, last fall announced plans for a 25,000-square-foot CGMP space at 60 Blanchard Road.

The 1.3 million-square-foot Northwest Park is anchored by office tenant Oracle, but Nordblom Co. has been diversifying the mix of land uses in recent years. A portion of the park was redeveloped as the 3rd Ave. shopping district anchored by Wegmans, along with a pair of new apartment complexes called The Tremont and The Huntington.

The developer also is partnering with life science developer BioMed on an office-to-lab conversion proposed for its 321 Harrison Ave. office building under construction in Boston’s South End.
