Northbridge Partners has sold 20 Carematrix Drive in Dedham for $8.3 million.

The 3-story, 39,391-square-foot, class A office building is available for rent for office or medical tenants and offers multiple subdivision opportunities. NAI Hunneman Executive Vice President Cathy Minnerly and Vice President Ovar Osvold represented the buyer, Dr. Ryan Welter, and will act as leasing agents.

Executive Vice President Andrew Kaeyer of NAI Hunneman’s Capital Markets Group arranged a $7.2 million loan with Country Bank for the acquisition and improvements to the building.

The property is located within walking distance to Legacy Place and the Dedham Corporate Center MBTA commuter rail stop and has direct highway access to Route 128.

“The building offers ample parking, exterior signage and a wealth of walkable amenities, including Legacy Place and the MBTA commuter rail – a true ‘live-work-play’ atmosphere, which made it an attractive asset for purchase,” Minnerly said in a statement.
