Jazz and Haitian dance performances punctuated the start of a Kendall Square life science development that will help offset the decline of local arts venues.

BioMed Realty’s 585 Kendall, a 16-story lab tower leased to pharmaceutical giant Takeda, will include a 30,000-square-foot performing arts center managed by Cambridge nonprofit Global Arts Live. BioMed agreed to build and equip the $45-million facility, including a 400-seat theater, 150-seat commons stage and rehearsal studio.

Global Arts Live, which was selected as operator in 2021, is in the midst of a $15-million fundraising campaign to support programming at 585 Arts.

The 600,000-square-foot tower at 585 Third St. is scheduled for occupancy in 2026.

Prior to its acquisition by BioMed Realty in 2018, the vacant parcel was owned by the Constellation Charitable Foundation, which had unsuccessfully attempted to build a performing arts center.

Several developers have agreed to set aside space for the arts in new projects amid widespread displacement of studios, rehearsal spaces and live music venues in recent years.

Related Beal will include a 900-seat waterfront amphitheater and set aside 51 apartments for artists in its 1.1 million-square-foot Channelside development in Boston’s Fort Point.

Student housing developer Scape included a black box theater in its 533-unit apartment tower under construction in the Fenway.

And a 6-story hotel proposed at the Middle East nightclub property in Cambridge’s Central Square would include performance space in the basement and ground floor, according to redevelopment plans submitted in September.
