New Atlantic Development and DREAM Development’s newly-launched project in Roxbury’s Nubian Square will create 62 income-restricted apartments, half of which will be reserved for artists and creatives.

Brookline-based Kaplan Construction recently broke ground on the 2147 Washington St. project, which includes ground-floor makerspaces and a new Haley House Bakery Cafe.

The building’s top floor will be marketed as 12 condominiums, including four market-rate units, four for households earning a maximum of 70 percent of area median income and another four at 100 percent AMI. The second through fifth floors will be occupied by 62 affordable apartments, half of which are designated for artists and people employed in creative economy jobs.

DREAM Collaborative designed the structure to Passive House standards, utilizing an airtight building envelope and solar array to reduce use of carbon fuels.

Kaplan Construction of Brookline was selected for pre-construction and general contracting services on the project, estimated at $36.5 million when it was approved by the Boston Planning and Development Agency in early 2020. TD Bank provided $19.9 million in construction financing on March 30, according to a Suffolk County mortgage.

The project includes a six-story, nearly 100,000-square-foot building on a 0.67-acre former parking lot. An advisory committee to the BPDA endorsed the team’s proposal for the city-owned property in 2019. The BPDA sought proposals that would include affordable housing, cultural spaces and sustainable building techniques.

“2147 Washington will provide much-needed housing in Roxbury and will support economic opportunities for resident artists and the surrounding community by providing spaces that foster creative entrepreneurship,” Brian Goldson, an owner of New Atlantic Development, said in a statement.

Kaplan Construction has completed four recent building projects in Roxbury, including an interior fit-out for Horizons for Homeless Children’s new early childhood center and headquarters at 1785 Columbus Ave. and gut renovation of 9 William St. in Dudley Square for a 30-unit mixed-income apartment building.
