Two developers are proposing a pair of projects that would create a combined 247 housing units on Commonwealth Avenue in Allston-Brighton.

Brookline-based City Realty submitted plans this week for a $13 million redevelopment of a half-acre site at 1789 Commonwealth Ave. A 5-story addition is proposed to the rear of the existing 2-story apartment building for the 41-unit project, which would include a roof deck and some units with private decks, along with 17 parking spaces.

The existing structure was developed as a single-family home in 1912 and later converted into apartments, and was cited for overcrowding and disrepair in the early 2000s, according to a small project application to the Boston Planning & Development Agency.

At 1266-1270 Commonwealth Ave., a vacant retail building would be demolished to make way for a 6-story building including 206 housing units and ground-floor retail.

New York-based Benenson Capital Partners, the property owner, is joint venturing with developer Hines on the project.

“The project presents an opportunity to transform an underutilized and currently vacant site into much needed transit-oriented housing with public realm improvements,” attorney Matthew Kiefer of Goulston & Storrs stated in a notification letter.

The site spans nearly 1.3 acres and includes a single-story building and parking lot. A project notification form will be submitted to BPDA within 60 days.
