A Webster real estate company that specializes in build-to-suit life science projects has signed the second development deal at The Reactory, an emerging biomanufacturing campus at the 46-acre former Worcester State Hospital property.

Galaxy Life Science plans a $50 million biomanufacturing facility on a 6-acre parcel that it’s agreed to purchase from the Worcester Business Development Corp., which is overseeing the state hospital site reuse. Galaxy is planning to build a flexible facility for biotech and pharmaceutical R&D and manufacturing, the WBDC announced Friday.

The WBDC also agreed to give Galaxy the rights to acquire the remaining land in the park, which contains eight development sites.

The purchase price is $1.9 million, according to Worcester Registry of Deeds records.

Galaxy Life Sciences was founded by Galaxy Development Principal Michael O’Brien and Zicaro Associates Inc. to pursue opportunities in the life science sector, with a specialty in build-to-suit projects.

The deal comes less than three months after The Reactory sold 6 acres to Shanghai-based WuXi Biologics for its first U.S. contract manufacturing facility, which is scheduled to open in 2022.

WBDC executives have positioned the campus as an option for both local and global life science companies and contract drug manufacturers seeking production space in the shadow of University of Massachusetts Medical School and the 550,000-square-foot AbbVie Bioresearch Center.

Upgrades to roads and utilities serving the park are scheduled to begin this fall, the WBDC said, clearing the way for development of the remaining sites. The park has a total development capacity of 530,000 square feet.
