Pending relocation of Benjamin Franklin Institute of Technology to Roxbury is opening up a development opportunity for Related Beal in Boston’s South End.

Related Beal proposes 310,000-square-foot mixed-use development including a senior care facility, commercial space and affordable housing at 41 Berkeley St.

“This diverse, mixed-use project will complement and enrich the historic urban fabric of the South End,” Related Beal Kimberly Sherman Stamler wrote in a notification letter to the Boston Planning and Development Agency.

Related Beal is proposing a planned development area review for the project, which would include a 210,000-square-foot senior care facility, conversion of the Franklin Union building into 80,000 square feet of commercial space and a 20,000-square-foot building containing affordable housing and ground-floor community space.

The institute plans to construct a new four-story, 120,000-square-foot building containing classrooms, offices, labs and workshops at 1003-1013 Harrison Ave. in Roxbury.
