An affiliate of Related Beal hopes to add more lab space to a second biotech cluster in South Boston anchored by the redevelopment of the L Street Power Plant property.

A letter of intent filed with the Boston Planning & Development Agency Feb. 2 states the company plans to file a formal proposal for a 3-story, 99,000-square-foot life science building at 6 Elkins St.

The 0.79-acre lot holds a single-story light industrial building and sits across Summer Street from the joint Redgate-Hilco Redevelopment Partners plan for 860,000 square feet of office and R&D space, a 240-room hotel and 636 residential units on the site of a former Edison power plant. That project’s first phase with one 265,000-square-foot office-lab building, another 374,000-square-foot office-lab building and a food hall in the plant’s old turbine building was approved by the BPDA board of directors in January. The project’s master plan was approved in 2021 and demolition work on the power plant site has been underway since early 2022.

Related’s letter to city officials promises “below-grade garage parking, bicycle storage, active ground floor space, neighborhood retail, and improved public sidewalks” will be included in the project.

The Related project could also be joined by more development on another nearby lot. Connecticut developer Twenty Lake Holdings bought 571 East 1st St. this week for $19.4 million. The property is currently leased to the Greyhound bus company on a short-term basis but permitted for 173,000 square feet of multifamily development by right.
