A speculative distribution center in Bellingham has landed a 345,000-square-foot full-building lease from restaurant supplier TriMark USA.

Barings and Lincoln Property Co. broke ground in 2019 on the $30 million Bellingham Distribution Center at 160 Mechanic St.

The restaurant supplier is relocating from Attleboro to the new facility, which has 36-foot clear heights, 70 dock doors and 50 trailer parking spaces.

A record 35 million square feet of industrial space is proposed, permitted or under construction in eastern and central Massachusetts and southern New Hampshire, according to a second-quarter market report by brokerage Newmark. Asking rents in the Boston metro area hit an all-time high of $11.41 per square foot on a triple-net basis.

Lincoln Property Co. Senior Vice President Ellison Patten and Associate James Tambone represented the landlord in the lease transaction. Newmark’s Ed Ed Jarosz and Rick Schuhwerk of Newmark represented ownership. 

“This was a significant deal for the Greater Boston market amid the pandemic recovery, as it demonstrates the continued demand for best-in-class industrial space that is well designed and strategically located along a key distribution corridor,” Patten said in a statement.
