A $23 million condominium building, including small entry-level units, could replace a South End property formerly occupied by a restaurant and gastropub under plans unveiled by a developer this week.

Georgantas Design + Development proposes a seven-story condo building at 1395-1405 Washington St. including 35 units, which would average 996 square feet.

“It is anticipated that these units will be priced somewhat below other condo offerings in this area based on their reduced size,” developers wrote in a small project application to the Boston Planning and Development Agency.

The 1-story building sits on a 6,938-square-foot lot and is flanked by a pair of 6- and 7-story residential buildings and contains the former Gallows gastropub, which closed in June, along with the former Blackjack Pasta Kitchen. Developers said some of the ground-floor tenants will occupy the new building, which is designed by Boston-based architects Embarc Studio.

The development would reserve five units as affordable under Boston’s inclusionary development policy.
