A Roslindale industrial site would be replaced by a 230-unit apartment complex under a partnership between two local developers.

Boston-based Boylston Properties and Velney Development of Medford formed a joint venture for the project proposed for a 2.3-acre site bordering the Arnold Arboretum.

The project at 18-22 Arboretum Road would include a 295,020-square-foot building with maximum height of 69 feet, according to a project notification form submitted to the Boston Planning & Development Agency. The property contains an industrial building and parking.

Landscaping plans by Copley Wolff Design Group include a 5,000-square-foot entry plaza to complement the city of Boston’s Arboretum/Roslindale Gateway Path project, developers said. The plans include 122 at-grade parking spaces, with parking unbundled from residential leases, while replacing the existing parking lot with open space and a dog park.

The project would conform to Mayor Michelle Wu’s proposed increase in Boston’s inclusionary development policy, incorporating 38 income-restricted units, or 20 percent of the total.
