Boston-based developer Samuels & Assoc. will open a 100,000-square-foot innovation center on the eighth floor of the Landmark Center in the Fenway as it repositions the property with the departure of longtime anchor tenant Blue Cross Blue Shield of Massachusetts.

To be named Hatch Fenway, the center will offer short-term leases ranging from 12 to 24 months and access to more than 30 workrooms and a large common area. Toast, a restaurant management software company founded by Steve Papa, has signed on as the first tenant, according to Samuels & Assoc.

Scheduled to open in August, the startup space is part of a comprehensive reshaping of the Landmark Center, a former Sears warehouse built in 1929. Samuels plans to demolish the 380,000-square-foot parking garage later this year to make space for 550 residential units and 180,000 square feet of retail space, including a Wegmans supermarket.

Samuels also is seeking to attract tech and creative companies to its new Van Ness project at 1325 Boylston St. in the Fenway, which will contain 172 luxury apartments and 237,000 square feet of office. The first tenant, Cambridge-based health care risk manager CRICO, leased 45,000 square feet in May and will relocate 130 employees from 101 Main St. in Cambridge later this year.
