An affiliate of Samuels & Assoc. is proposing a 273-unit apartment complex in Lower Allston that uses all-electric heating, cooling and hot water systems to reduce energy consumption.
The 7-story, 200,000-square-foot complex at 180 Western Ave. would include nearly 14,000 square feet of ground-floor retail and accessory uses, 6,850 square feet of common area amenities and 78 podium parking spaces. The 1.2-acre site contains surface parking and two small buildings.
Incorporating the electric utilities, which would be individually metered by unit, could reduce energy usage by nearly 37 percent, Stonehearth Property LLC said in a project notification form to the Boston Planning & Development Agency. The designs include an energy recovery system which would recycle exhaust air to individual apartments.
Designed by Elkus Manfredi Architects, the project incorporates the city’s compact living pilot guidelines which offers reduced unit sizes and parking ratios in exchange for larger amenity spaces, such as a proposed second-floor lounge and co-working space. Stonehearth said 70 percent of the units would be studios and one-bedroom units, with a minimum size of 312 square feet for studios and 475 square feet for the one-bedroom units.
Samuels completed the 325-unit Continuum apartment complex at Barry’s Corner in 2015.
