An 11-story office-lab building spanning 553,000 square feet would replace a Fenway supermarket under redevelopment plans for the 2.4-acre property submitted to Boston officials.

Boston-based Samuels & Assoc. is seeking to redevelop the Fenway’s Star Market property on Kilmarnock Street as the neighborhood’s next life science hub.

In a project notification form, Samuels said the building will preserve daylight on a portion of the Emerald Necklace, the city-owned Ramler Park located on Peterborough Street, through setbacks on the upper floors.

The property includes a former gas station and surface parking along with the grocery store. The new building includes a 416-space underground garage, 20,000 square feet of ground-floor retail on Boylston Street and a 3,000-to-5,000-square-foot cultural pavilion programmed by Samuels & Assoc. Loading docks would serve the building from an entrance on Kilmarnock Street.

The project will require zoning relief, according to the notification form. Samuels is targeting approval as soon as late 2022 followed by 32 months of construction.

Star Market will relocate to the ground floor of a new lab building at 401 Park Drive, which is a development partnership between Samuels and Alexandria Real Estate Equities. The replacement grocery store will span 50,000 square feet within the 13-story building, which will replace a portion of the Landmark Center garage. 

Meredith Management, IQHQ, Related Beal and WS Development all are pursuing large-scale lab developments in the Fenway.
