Boston-based home security company SimpliSafe’s future downtown headquarters will include a mix of individual, group and engineering lab workspaces as it relocates and expands to 150,000 square feet at 100 Summer St.

Simplifsafe had steadily expanded at 294 Washington St. since relocating from Cambridge in 2014, most recently occupying 80,000 square feet.

The new offices will include both independent and collaborative workspaces, “focus pods” and labs and makerspace for its product and engineering teams along with exclusive access to a roof patio.

The 213 million-square-foot Boston office market has 3 million square feet of negative absorption in the past year, according to research by brokerage Hunneman. Absorption turned positive in the third quarter following five negative quarters, with class A vacancies ending the period at 12.2 percent and class B vacancies of 14.9 percent.

In announcing the move, scheduled for fall 2022, SimpliSafe said most of its employees have been working remotely during the pandemic. It anticipates a hybrid workplace model at the new offices.

“As we continue to aggressively hire, specifically in disciplines like engineering, we hope to bring together at-home flexibility with a highly concepted in-person workspace in a way that’s beneficial for present and future employees,” CEO Christian Cerda said in a statement.
