SmartLabs will open its fifth and largest Greater Boston location at the Cambridgeside property as developers reposition the mall property for life science tenants.

The facility will occupy the entire 140,000-square-foot third floor of the Cambridgeside mall, offering space to biotechs ranging from 10 to over 100 employees.

The new location is scheduled to open in late 2024, New England Developer said.

New England Development’s reimagining of the East Cambridge property previously attracted leases from Prime Medicine and Korro Bio at a lab building under construction at 60 First St. that replaced the Sears store.

SmartLabs now operates four Greater Boston properties, along with locations in South San Francisco and Philadelphia, providing what it calls a “laboratory-as-a-service” turnkey research and manufacturing space model.

The Cambridgeside redevelopment includes five connected buildings totaling 2 million square feet including retail, residential and office space.
