Dorchester Street and Old Colony Avenue

A 1 million-square-foot South Boston development approved in 2016 has redesigned its first phase with less retail space and more housing.

Citing a “changing real estate market and continually increasing construction costs,” developers of the Washington Village complex at 235 Old Colony Ave. are seeking Boston Planning and Development Agency for another 90 residential units, bringing the total to 746, while reducing the retail component by 16,600 square feet. The first two residential buildings would be replaced by a single structure that’s 15 feet taller to accommodate an additional floor, as permitted under recent changes to the building code for podium wood-framed buildings.

The proposed changes apply to the first phase of the project, which originally included two six-story buildings totaling 124 residences and 37,100 square feet of retail space.

Revised plans submitted to the BPDA would replace the two buildings with a single building containing 214 residences and 20,500 square feet of retail, located at the corner of Dorchester Street and Old Colony Ave.

In 2016, the BPDA approved developer DJ Properties’ plans to build eight buildings totaling 656 housing units on the 4.9-acre site. DJ Properties brought on Boston-based Samuels & Assoc. as a partner in 2018.

In a notification letter to the BPDA, developers said they hope to break ground in the second quarter of 2020. A public meeting to review the changes is scheduled for 6:30 p.m. on Nov. 18 at 240 Old Colony Ave.
