A 29-unit apartment complex developed by The Procopio Cos. in Winthrop passed the 80-percent leasing threshold, buoyed by strong demand for urban amenities, the Middleton developer said.

The Somerset complex was completed in fall 2022 at 10 Somerset Ave. The property which includes one- and two-bedroom units ranging from 500 to 1,300 square feet is now 80 percent leased, Procopio announced.

In a statement, Procopio Senior Vice President Bryan Vitale said the property’s leasing performance illustrates demand for apartments in a downtown setting close to Boston.

Designed by Khalsa Design with financing from North Shore Bank, the property currently lists available units renting from $2,750 to $3,450 per month.

Average apartment rents in Greater Boston rose 4 percent in the previous 12 months to $1,562, according to a January report by Apartment List.
