HeritageTwoBestPicFromDanielleOfCampanelliForPR Heritage Two, North Quincy, MA March2AM,2015The Massachusetts Teachers Association (MTA) has leased 46,000 square feet at Heritage Landing in North Quincy for its new headquarters. It will relocate from Boston in November.

JLL Senior Vice President Sean Lynch represented the association. Cushman and Wakefield’s Mike Frisoli, Matthew Morgan, Dave Martel and Molly Davis and Campanelli’s Peter Brown represented landlord Campanelli of Braintree. JLL’s project and development services group was awarded the interior build-out of the space.

"Our rental rates average 50 percent of downtown Boston, and over 70 percent of the total square-footage leased since Campanelli’s purchase of this campus has been by companies migrating out of the city, which speaks highly to the quality and access Heritage Landing provides to tenants," Brown said in a statement.

The space will include offices, a training center and support spaces. The design will incorporate the MTA brand. The project team consists of architects Spagnolo Gisness & Assoc. Inc. and WB Engineers Consultants. JLL’s team is comprised of Vice President Tom O’Connor and Project Manager Mark Terry.

The union sold its headquarters building at 20 Ashburton Place in Boston in October for $9.85 million. The transaction was brokered by JLL’s capital markets team.

"After an extensive search over 18 months, they selected Heritage Landing because of its setting in a quality urban business environment with on-site amenities, Campanelli’s recent improvements to the building included completion of the new lobby and its proximity to the MBTA’s North Quincy Station," Lynch said in a statement.

Campanelli has signed 120,000 square feet since acquiring the property from Commonwealth REIT in 2013. Heritage Landing is a two-building Class A corporate campus totaling 350,000 square feet. Recent improvements include a new entrance, a full-service café, fitness facility and an 80-seat conference center.
