Columbia Property Trust’s Class A office building in Back Bay has one new tenant and three current tenants have expanded in the space, the company said in a statement Wednesday.

The three expansions at 116 Huntington Ave. total 27,000 square feet and the new lease 6,000 square feet:

  • Longpoint Realty Partners, a real estate private equity firm, expanded its footprint in the building to 8,000 square feet as part of an eight-year lease extension.
  • Biopharmaceutical company Imara which expanded its leased space to 9,000 square feet as part of a five-year lease extension.
  • Segal, a benefits and HR consulting firm, now leases 10,000 square feet of office space as part of a 10-year lease extension.
  • Mugar Enterprises, a Boston-based, privately held real estate development and investment firm, signed a new 6,000-square-foot, seven-and-a-half-year lease.

The 272,000-square-foot building is nearly 90 percent leased to tenants including financial services, health care and technology companies. Columbia is actively negotiating with restaurant operators as part of its plan to reposition the ground floor space formerly occupied by Lucca Restaurant.
