Two More Leases Fill Up LINX Watertown Complex

Leases by Aileron Therapeutics and Kala Pharmaceuticals completed the lease-up of Boylston Properties’ LINX Watertown office and lab complex at 490 Arsenal Way.

Aileron is relocating from 281 Albany St. in Cambridge into 18,609 square feet at LINX, while Kala Pharmaceuticals is relocating from 100 Beaver St. in Waltham to 66,053 square feet at LINX. Kala’s eight-year lease calls for monthly base rent of $248,000 increasing to $292,000 after six months, with 3 percent annual increases, according to an SEC filing. The construction allowance is $8.3 million.

Cushman & Wakefield’s Duncan Gratton and Kate Lien represented Boylston Properties in the transactions.

Aileron Therapeutics was represented by Newmark Knight Frank’s Dave Townsend. Kala Pharmaceuticals was represented by CBRE’s Sam Crossan and Rob Walles.

Completed in 2017, LINX includes a 33-foot-high lobby and cafe, bike storage and a private shuttle to Harvard Square.
