Union Square master developer US2 is seeking approval for its second life science building in the transforming Somerville neighborhood.
The 600 Windsor Place project would include a 380,000-square-foot life science building on a 1.4-acre site bordering the MBTA Green Line Extension which is scheduled to begin operating next month. USQ seeks to replace the surface parking lots and a single-story taxi company building with a 12-story office-lab tower expected to house 1,100 permanent jobs, US2 stated in a special permit application to the Somerville Planning Board.
Designed by architects SGA Inc., the tower would include 187,200 square feet of lab and R&D space and 124,800 square feet of offices.
To comply with a 2019 Somerville zoning bylaw designed to prevent displacement of the cultural economy, US2 is designating 38,000 square feet for arts and creative enterprise tenants. The plans also include a 19,000-square-foot community center, 200 below-grade parking spaces and an 11,000-square-foot civic plaza.
US2 estimates a 24-month construction period following approval of the master plan special permit and site plan review.
In July, US2 broke ground on the first phase of its 2.4-million-square foot development spanning 15 acres. The 4-acre site at 10-50 Prospect St. will include a 194,000-square-foot office-lab building, a 450-unit apartment tower and 271 parking spaces.
