A large Waltham apartment complex has sold for $73.57 million.

The 207-unit, market-rate Waltham Overlook was bought by 93 Realty. Seller True North Capital Partners was represented by CBRE Capital Markets’ Simon Butler and Biria St. John.

Located at the corner of Trapelo Road and Lexington Street. near Route 128, the property is made up of nine 3-story residential buildings with 99 one-bedroom and 108 two-bedroom apartments. Amenities include a fitness center, outdoor swimming pool with adjacent sun deck and grilling area, fenced-in dog park and a children’s playground. Built in 1978, the property last sold in 2016 for $57 million, according to city property records.

“Waltham Overlook’s 96 percent occupancy rate coupled with ownership’s recent upgrades to 131 of the 207 apartments have positioned the property to provide stable cash flow for years to come as well as additional upside by completing the unit renovations,” Butler said in a statement.
