Marlborough-based JWS Realty Trust has sold 45-47 Calvary St. in Waltham, a 15,600-square-foot manufacturing/R&D building, to Buffalo Springfield Real Estate LLC of Brookline for $1.2 million.
NAI Hunneman Senior Vice President David Gilkie represented the seller and Jeremy Fried of Boston Realty Advisors represented the buyer.
"The partial sale-leaseback transaction was a win for both parties," Gilkie said in a statement. "The seller was able to remain at the property long-term in close to 47 percent of the building while the buyer acquired an asset with a good, long-term tenant and will occupy the remaining vacant space in the building."
Located at the intersection of Newton and Elms Streets, 45-47 Calvary St. contains a mix of manufacturing/R&D space with office space on the upper and lower floors, tailboard loading and generous on-site parking.
